RevPAR (revenue per available room)

RevPAR is revenue per available unit for a period, calculated as total accommodation revenue divided by the number of available unit-nights, or equivalently occupancy multiplied by average daily rate.

RevPAR, revenue per available room, is a headline performance metric in accommodation. It measures how much revenue each available unit generates, whether or not it was sold, so it captures both how full a property is and how well it is priced in a single number. It is calculated as total room (or pitch) revenue divided by the number of available unit-nights, which is mathematically the same as occupancy rate multiplied by average daily rate. Because it blends volume and price, RevPAR is more honest than either occupancy or rate alone: a property can be nearly full at prices that are too low, and RevPAR exposes that. For campgrounds the equivalent is revenue per available pitch or unit-night, and it is a useful way to compare periods, unit types or sites on a like-for-like basis, and to judge whether a pricing change actually improved the bottom line.
