A campsite booking system with no commission, and the whole site behind it
Grondia is a campsite booking system that takes no commission on any booking, on any plan.

Camping Seeblick · October
Guests choose their pitch on a live map of your field, pay a deposit or the balance in pounds, and turn up already checked in. The same record then runs reception, the shop till, your seasonal pitches and the VAT invoice, so commission-free is where it starts, not where it ends.
At a glance
- No commission on any booking, on any plan: what the guest pays is what you keep, minus your card fees
- Live pitch map: hardstanding, grass, EHU, serviced pitches, pods, bell tents and seasonals as their own unit types
- A pitch locks the instant it is booked (by a guest online or by you on the phone), so it can never go out twice
- Minimum stays for bank holidays and half term, arrival-day rules and seasonal rates enforced at booking
- Booking widget on your own website, or a site designed and hosted by Grondia with the domain included
- Guest portal: check-in on the phone, balance paid, digital guest card for the barrier and showers
- Shop, café and hire charged to the pitch; the till keeps selling when the wifi drops
- Card payments in pounds on Grondia’s own rails, VAT invoices and a VAT-aware export for your accountant

What a campsite booking system has to get right on a bank-holiday Friday
The test of any campsite booking system is the Friday of a bank-holiday weekend: every hardstanding with EHU is spoken for, the phone is ringing, and two families are about to arrive for the same pitch because one of them booked through a listing site and the other through your website. A system that only takes bookings has not solved that. A system that holds one availability for every channel has.
In Grondia every pitch (grass or hardstanding, EHU or non-electric, fully serviced, a pod, a bell tent, a seasonal) is a bookable unit with its own rates and its own rules. A reservation locks the pitch the instant it is confirmed, whether it was made by a guest at midnight or by you on the phone, so the same pitch can never go out twice. Minimum stays over bank holidays and half term, arrival-day rules for seasonals and shoulder-season rates that soften midweek are enforced at the point of booking: guests only ever see options that are valid and priced.
An online booking system for campsites that lives on your own website
An online booking system for campsites should not send your guests off to somebody else’s domain at the exact moment they have decided to book. Grondia’s booking widget sits on your own site (or Grondia builds and hosts the site for you, domain and certificate included), so a visitor goes from your photographs to a held pitch without leaving your name.
That is the practical side of commission-free. Listing sites bring reach a small site cannot generate alone, and they charge a percentage of every booking for it. Every booking that starts on your own website is one you did not pay to receive, and the guest relationship (the email, the return visit next August) stays yours.
Pitch booking system: guests pick the pitch, not just the dates
Regulars have favourites. The corner pitch by the hedge, the one nearest the toilet block, the hardstanding that takes a twin-axle without a shunt. A pitch booking system that lets the guest choose that exact pitch on a live map sells more nights than one that hands out “a grass pitch” and lets reception sort it out on arrival.
The map is the same one your team works from during the day: arrivals, departures, holds and maintenance blocks, all colour-coded and draggable. Move a booking to a different pitch, block a row while the drainage is being dug, extend a stay by a night: the grid updates the moment you let go, and your website reflects it in the same instant. There is nothing to sync at the end of the day, because there is only one calendar.
Commission-free is the start. The rest of the site runs on the same record.
Campsite booking software that stops at the reservation leaves you with a second system for the shop, a third for the seasonal pitch invoices and a spreadsheet for everything else. Grondia is the whole operation on one record: booking, reception, housekeeping and maintenance tasks, a point of sale for the shop, café and bike hire, seasonal contracts, and the invoicing behind all of it.
Anything a guest buys on site (a bag of logs, a gas refill, a round on the terrace, an afternoon’s paddleboard) posts straight to their pitch and settles once at departure. The till keeps selling when the wifi drops in the far field and syncs when it comes back. Reception, cleaning and management each see what their role needs, on their own phones, in real time.
Arrivals without the queue at reception
The guest portal runs the arrival before the arrival. A party completes check-in on their own phone, pays any balance, and carries a digital guest card that opens the barrier and the shower block from one QR code. Late arrivals stop being a problem to solve in the morning, and the busiest ninety minutes of a Friday stop being what defines a guest’s first impression of your site.
Where the site has a number-plate barrier, a smart lock on the facilities or a self-check-in kiosk, Grondia connects to it, so a checked-in guest gets through the gate without anyone standing at a desk.
Payments in pounds, VAT invoices, and where your data sits
Grondia is the payment provider, not a middleman between you and one. Card payments online and on the terminal are taken in pounds and land already matched to the right booking, so a Saturday’s takings are reconciled by Sunday rather than at month end. Deposits at booking, balances before arrival and refunds against your own cancellation policy all run through the same rails, and the card terminal at reception charges straight to the pitch.
Every invoice carries its VAT lines, and every payment, tax line, deposit and refund exports in a VAT-aware format your accountant can import rather than re-key. Guest data lives in ISO 27001-certified data centres in Switzerland (a country the UK recognises as adequate for personal data) encrypted in transit and at rest, with every access logged and role-based access so reception and the bookkeeper see different things.
Frequently asked questions
Do you really charge no commission on bookings?
None, on any plan. Grondia is a subscription with a one-time onboarding fee, both published in pounds on the pricing page. A booking made through your website costs you nothing beyond the card fee on the payment itself: there is no percentage taken per booking and no per-booking charge hidden in a “free” plan.
Is there a free campsite booking system?
There are booking systems that cost nothing to sign up for, and they are generally paid for per booking: either a commission or a booking fee added to the guest’s price. Over a season that is usually the most expensive way to take bookings. Grondia is priced as a flat subscription so the hundredth booking of August costs you the same as the first: nothing extra.
Can I keep my existing website?
Yes. The booking widget embeds in the site you already have. If you would rather not maintain a site at all, Grondia designs and hosts one for you with the booking built in: hosting, your domain and the certificate are included and kept renewed.
Can guests pick a specific pitch?
Yes, that is what the live pitch map is for. A guest sees the site, chooses the exact pitch, and it is held for them the moment they confirm. If you would rather allocate pitches yourself for some unit types, you can sell those by type and assign the pitch on the map when it suits you.
Can I set a minimum stay over bank holidays?
Yes. Minimum stays, arrival-day rules and seasonal rates are set per unit type and per date range and enforced at the point of booking, so a two-night rule for the May bank holiday or a Saturday-only arrival for seasonals cannot be booked around.
Can guests pay in pounds?
Yes. Grondia is the payment provider, so card payments online and on the terminal are taken in pounds and matched to the booking automatically. Deposits, balances and refunds all run through the same rails.
We are on another system now. How does moving work?
The Grondia team does the migration (your bookings, guests and rates) from the exports and records you can produce, and it is normally done in one to two days. Configuration and training run around it, and we plan the switch so it does not land in your peak week.
