Saisonplatz (seasonal pitch)

A Saisonplatz (sometimes called a Dauerstellplatz, and the holder a Dauercamper) is a long-term pitch arrangement where a camper signs a seasonal or annual contract to occupy a specific pitch on an exclusive basis. Instead of booking nightly, the camper pays a season or annual fee and leaves their caravan, motorhome or mobile home on site for the full contract period, returning as often as they like without individual reservations. The contract is renewed each year and is governed by private law (in Germany the BGB, in Switzerland the Code of Obligations) rather than the short-stay accommodation rules that apply to touring guests. A security deposit (Kaution) is commonly held against pitch restoration at the end of the season, and seasonal pitch holders are often exempt from tourist-tax obligations or are treated differently by the local authority. For a campground, managing a Saisonplatz portfolio alongside touring inventory requires separate invoicing cycles, contract-renewal workflows and often a distinct annual-contract view in the property management system to track occupancy and billing independently of the nightly booking calendar.
