Occupancy rate

Occupancy rate is the share of available units that are sold over a period, calculated as sold unit-nights divided by available unit-nights, expressed as a percentage.

Occupancy rate measures how full a property is. It is the number of unit-nights sold divided by the number available in the same period, shown as a percentage — so a site with 100 pitches that sells 700 pitch-nights in a 10-day window runs at 70% occupancy. It is one of the oldest and simplest performance measures, but on its own it is incomplete: a property can hit high occupancy by pricing too cheaply, which is why occupancy is usually read together with average daily rate and RevPAR. Tracking occupancy over time reveals seasonality, weekday-versus-weekend patterns and the effect of events. For campgrounds, occupancy is complicated by mixed inventory and by touring guests who stay variable lengths, so it is often measured per unit type and per night. It also drives operational decisions such as staffing, and it is a key input into dynamic pricing.
